Long before the recent wave of development in the Italian Village area of Columbus, Capitol Equities made a strategic investment in the East First Avenue corridor by purchasing the former Berry Bolt Factory in 2000.

To most people this 100+ year old brick factory building only looked to be headed to the scrapheap. But we saw so much more. We discerned and unearthed a diamond in the rough.

  • A light filled, ash wood floored and beamed structure with hints of history and beauty at every corner
  • Mechanical artifacts were transformed into lobby art, embracing the building’s history
  • Old catalog pages were recreated as Warhol-esque elevator art
  • A neighboring wall was turned into installation art with a manufacturing and railway mural designed by local artist, Curtis Goldstein.
The result of our efforts? A 100% occupied facility. We retained the building structure, made strategic system and safety enhancements, and ultimately provided a unique, art gallery worthy space for our dynamic tenant mix. We consider this a win.

The Berry Boltworks renovation sparked the development of a new neighborhood on the city’s north side, Jeffrey Place. The design reinterprets the office as residential in scale, comfort and sensibility, and capitalizes on the rich material palette in this historic structure. The office suites feel more like home than work. All of the exterior walls are exposed brick, the floors are historic hardwood, and an exposed beam ceiling adds visual interest. All of the spaces in the building are bathed in natural light, and double hung windows allow natural ventilation for individual occupant comfort. The building just feels welcoming, familiar, and inviting. Tenants are inspired to be their creative best.
